How the EMI is calculated

EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1). P is ₹50 lakh, r is the annual rate divided by 12, and n is 240 monthly payments. Early instalments contain more interest because the outstanding principal is larger.

Tenure is not only about affordability

A longer tenure lowers EMI but normally raises total interest. Before choosing 20, 25 or 30 years, compare both the monthly payment and lifetime cost. Keep room for insurance, maintenance, property tax and other ownership costs.

Floating-rate loans

For a floating loan, the lender may change the EMI, extend the tenure or use both when the benchmark changes. Recalculate after every significant rate reset. Do not assume today’s EMI will remain unchanged for two decades.

Prepayment questions

A principal prepayment can reduce future interest, especially earlier in the loan. Check lender rules, emergency reserves and alternative uses of cash. Request an updated amortisation schedule after a prepayment rather than relying only on the original sanction illustration.
