How this emi calculator works

EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is principal, r is the monthly interest rate and n is the number of monthly payments.

Worked example

A ₹50 lakh loan for 20 years at 8.5% has an estimated EMI of roughly ₹43,391. Across 240 payments, total interest is approximately ₹54.14 lakh, before fees or rate changes.

Assumptions

  • The interest rate stays unchanged for the full tenure.
  • Payments are monthly and made on schedule.
  • Interest follows a monthly reducing-balance method.
  • There are no prepayments or payment holidays.

Limitations

  • Processing fees, insurance, taxes and penalties are excluded.
  • Floating loan rates can change the EMI or tenure.
  • Lender rounding and payment dates can create small differences.

Frequently asked questions

What is EMI?

EMI is the equated monthly instalment used to repay loan principal and interest over a fixed schedule.

How does tenure affect EMI?

A longer tenure usually lowers the monthly payment but increases total interest when the rate is unchanged.

Does a lower interest rate make a large difference?

Yes. Even a modest rate difference can materially change total interest over a long home-loan tenure.

Does this work for floating-rate loans?

It can model the current rate, but future changes and lender reset rules are not predicted.

Are processing fees included?

No. Add lender fees, insurance and other charges when comparing the full borrowing cost.

What happens if the rate is zero?

The calculator divides principal equally across the number of months.

Can I download the EMI result?

Yes. Download CSV for a structured record or use print for a clean summary.
